In a context where sustainability has become a strategic priority for businesses, LEED® certification stands out as one of the most important international standards. In Spain, an increasing number of companies in the logistics sector are adopting this model to optimize their operations and reduce their environmental impact. A notable example is FM Logistic, a logistics operator in Spain, which incorporates sustainable criteria into the development of its facilities.
LEED® (Leadership in Energy and Environmental Design) certification is an international rating system that measures the sustainability of a building or facility.
This standard takes into account multiple factors, such as:
Its goal is to promote more efficient, healthier, and environmentally friendly buildings.
In the logistics sector, LEED® certification helps optimize warehouse performance, reduce operating costs, strengthen companies’ environmental commitment, and promote employee health and well-being.
There are different LEED® certifications depending on the type of project:
Projects receive a score that determines their certification level. To achieve this, the project must first meet the mandatory prerequisites—which cover aspects such as energy and water consumption, waste and pollution during construction, indoor environmental quality, and materials management. Once these are met, the points earned through credits in different categories are added together, and the total number of points determines the final certification level, which can be:
Among them, LEED Gold® certification is one of the most rigorous and internationally recognized.
The LEED® certification process is structured in several phases that ensure the building meets strict sustainability criteria from design through to operation.
1. Project registration
The building complies with the LEED® system, specifying the applicable certification type and the official evaluation framework.
2. Setting sustainability goals
The project goals are established: energy efficiency, reduced water consumption, use of sustainable materials, reduced emissions, location and transportation, sustainable site development, indoor environmental quality, and innovation.
3. Building design
LEED® criteria are incorporated into the architectural and technical design: energy systems, lighting, ventilation, and material selection.
4. Construction work
The sustainable solutions defined during the design phase are implemented, ensuring compliance with established standards. In addition, measures are taken to prevent pollution resulting from construction activities in order to minimize pollution and disturbances (noise, dust, waste, etc.) and manage the construction site as effectively as possible. There are also requirements regarding the recycling of construction waste. All of this is monitored throughout the entire construction process.
5. Documentation and technical verification
Evidence related to the project is compiled, including energy consumption data, material certifications, energy calculations, and complete technical documentation.
6. Final assessment and certification
The accredited body, GBCI, verifies compliance with requirements and assigns the final LEED® certification level.
At FM Logistic, sustainability is an integral part of the strategic design of all its logistics platforms, with LEED criteria incorporated from the earliest stages of development.
Illescas: 76,096 square meters with LEED Gold® certification
All modules at the Illescas logistics center are LEED Gold® certified, representing a total of 76,096 square meters under this international sustainability standard.
In this project, in which we provide warehousing services for our clients, we have applied the highest standards of quality in sustainable construction, achieving significant improvements in energy efficiency, resource conservation, and reduced environmental impact.
Among the key solutions implemented are:
Guadalajara: a new project aimed at LEED Gold® certification
The new warehouse in Guadalajara is being designed with the goal of achieving LEED Gold® certification, applying the same principles of advanced sustainability.
The main measures include:
Implementing LEED® certifications offers clear benefits:
For companies and employees:
For the planet:
In short, pursuing LEED® certification and its various levels, such as LEED Gold® certification, enables companies to move toward a more sustainable and competitive logistics model that is aligned with current market demands in Spain.
